Could your next chapter include a different kind of home in Evans?
Whether you are considering downsizing, relocating, or changing how you use your living space, a proposed community called Brightleaf offers a look at potential future housing choices in Columbia County.
Here is what the reporting and conceptual master plan tell us so far.
Where would Brightleaf be located?
Brightleaf is proposed along Hereford Farm Road near Gibbs Road in Evans. The Augusta Chronicle’s October 21 report identifies Ivey Homes as the proposed developer and describes the project as a 55+ active adult mixed-use community.
The conceptual master plan labels the project area as approximately 43 acres, while the news report describes approximately 44 acres. Final acreage would need confirmation through the project’s official documents.
What does the conceptual plan show?
The drawing includes detached single-family homes, attached single-family homes, attached cottages, and multifamily housing.
A commercial area appears at the Hereford Farm Road and Gibbs Road corner. The plan also depicts park and amenity spaces, including an area labeled “clubhouse, park & pool.”
Stormwater ponds, a labeled 25-foot buffer, internal roads, and proposed access points also appear on the drawing.
These features are part of a conceptual layout. They remain proposed and may change during review and development.

What could this mean for buyers?
If it moves forward, Brightleaf could give buyers another option when comparing homes in Evans.
The housing mix suggests different building forms within one development. However, the drawing does not establish home sizes, interior layouts, accessibility features, or whether particular residences would be sold or rented.
For someone considering a smaller home, those details matter. So do the costs and responsibilities that come with the property.
A smaller home may reduce the space you maintain, but your comparison should also include property taxes, insurance, association dues, and any maintenance services you would arrange separately.
The proposed commercial space raises another question: Which businesses might eventually locate there? Specific tenants and the final connections between residential and commercial areas would need confirmation.
What still needs confirmation?
Pricing, the final number of residences, floor plans, HOA fees, maintenance arrangements, and a construction schedule have not been verified for this article.
The reported 55+ designation also needs to be understood through the eventual community documents. The conceptual drawing itself does not spell out occupancy requirements.
Before planning a move around Brightleaf, buyers should understand what will be available, the full cost of ownership, which amenities will be delivered, and how the timeline fits their own plans.
Thinking about your next home in Evans?
You can begin preparing while a proposed community works through review. Start with your current home’s likely selling range, your available equity, and the features you want in your next home.
Would you prefer fewer stairs? Less outdoor upkeep? Space for visitors? A different location? Defining those priorities helps you compare existing homes and future communities.
If you are considering a move in Evans or elsewhere in the Augusta area, I can help you evaluate your options and coordinate the steps between selling and buying.
