I look at recent sales, current competition, neighborhood trends, property condition, buyer activity, and what is happening in the local market right now. From there, I give you a realistic pricing strategy based on the data, not an inflated number designed just to win your listing.

In a changing market, pricing behind the market can mean chasing buyers with repeated reductions. My goal is to help you price strategically from the start so your home has the strongest opportunity to sell while protecting your bottom line.

You do not have to completely renovate your home before selling it.

Before we list, I will walk through the property with you and help identify what is worth addressing, what buyers are most likely to notice, and where spending money may not give you a meaningful return.

Sometimes a few strategic changes such as fresh paint, minor repairs, decluttering, landscaping, or simply changing how a room is presented can make a big difference in how buyers respond to a home.

The goal is to prepare your property so it shows at its best without spending money unnecessarily.

Marketing Your Home

Good marketing is about more than putting a listing in the MLS and waiting for buyers to find it.

Your home needs to be presented clearly, accurately, and in a way that helps buyers understand its value. That includes strong listing information, compelling property descriptions, thoughtful presentation, online exposure, and making sure buyers and their agents can easily get the information they need.

I also pay attention to what happens after your home hits the market. Showing activity, buyer feedback, competing listings, new sales, and changes in the market can all tell us something.

Marketing does not stop on listing day. We continue evaluating how the market is responding and adjust our strategy when necessary.

When an Offer Comes In

The highest offer is not always the strongest offer.

Price matters, but so do financing, closing costs, inspection terms, appraisal considerations, contingencies, timelines, and the buyer’s ability to actually get to closing.

When you receive an offer, I will walk you through the terms, explain the strengths and potential concerns, and help you understand your options before you make a decision.

My job is to help you look beyond the headline number and understand what the offer could actually mean for you at the closing table.

Real estate transactions do not always follow a perfectly straight line.
